Storage Unit Prices in Toronto, From 20 Facilities We Checked

Storage in Toronto costs more than the advertised number, and usually in a way the page never spells out. Across the 20 facilities we read on August 26, 2026, the median regular price is $195.00 a month for a 5x10 and $355.33 for a 10x10. Almost none of those prices is printed as a monthly figure. Six of the nine operators quote by the week or on a four-week cycle, and a four-week cycle bills 13 times a year rather than 12. That alone is 13 / 12 = 1.083, so the sticker understates the real monthly cost by 8.3 per cent. Compare storage on one number only: the regular monthly cost with fees in, before any promotion. Storage rates are repriced constantly: every figure here is the advertised rate on August 26, 2026, the shape of the market rather than a quote.

What a storage unit costs in Toronto, by size

Each median below is the middle of the regular prices we listed for that size at a Toronto facility, converted to a monthly equivalent. Promotional rates, published ranges and band starting prices sit outside the median.

Two of those medians fall between two listed units rather than on one. The 5x5 median is ($117.00 + $134.33) / 2 = $125.67, and the 10x15 median is ($450.67 + $459.33) / 2 = $455.00.

The spread inside each size matters more than the median. A Toronto 10x10 runs from $149 a month at SmartStop's Don Mills Road site to $576.33 at Apple Self Storage on Adelaide St W. That is $576.33 / $149 = 3.87, near enough four times the price for the same nominal size in one city.

Why almost no Toronto storage price is a monthly price

Only three of the nine operators quote a true monthly rate: SmartStop, Public Storage Canada and XYZ Storage. Green Storage and Self Stor bill every 4 weeks. Access Storage and Apple Self Storage quote by the week. StorageMart prints a weekly rate and the words Billed Monthly on the same card. Apple is inconsistent inside its own brand: its Toronto and Mississauga sites quote per week, its Woodbridge site per 28 days.

Two conversions do all the work. A weekly rate becomes monthly at x 52 / 12. A rate billed every 4 weeks or every 28 days becomes monthly at x 13 / 12, because 52 weeks split into 4-week blocks is 13 periods. The shortcut most shoppers use undershoots: $82 x 4 = $328, while the true figure is $82 x 52 / 12 = $355.33, short by $27.33 a month.

What Toronto operators publish as a monthly figure

These are the monthly figures Toronto operators put on a page, exactly as each site prints them.

XYZ Storage publishes a range per size for each site and no live unit price, so both ends are real published numbers. Public Storage's facility pages give a starting price for a size band, not a price per size. Self Stor's table is a discounted table: the page says 50% OFF your first three months is already applied to the listed rates. Storwell publishes no price at all and asks readers to call. StorageMart renders a price for its closet tier only, with small, medium and large behind a See Price control.

What the teaser price hides

The headline is the promotion, not the rate

Five of the nine lead with a discounted number. Apple's Adelaide St W page prints $1 / week for 4 weeks on every indoor unit, half off on ground floor, with the regular rate struck through beside it. For the 10x10 indoor that regular rate is $116 / week, or $116 x 52 / 12 = $502.67 a month from week five.

Access Storage prints both numbers, which is to its credit, but the headline is always the discount. Its North York Leslie 10x10 shows $82 against $21 / wk under a 75% OFF 8 WEEKS banner marked Offer ends August 31. The promotional rate is $21 x 52 / 12 = $91.00 a month and it runs eight weeks. StorageMart advertises Starting from CA$9.53/wk, while the cheapest regular rate its page displays is a closet at $22 /wk (shown at $16 /wk promotional), or $22 x 52 / 12 = $95.33 a month.

The fees that never reach the sticker

Access Storage's fine print reads: Move-in fee of $29 applies to new rentals. Minimum 4-week rental required. A $19.99 admin fee is charged every 4 weeks and includes $5,000 contents coverage and other benefits. That fee repeats every four weeks (13 times a year, like the rent), so it is $19.99 x 13 = $259.87 a year, or $259.87 / 12 = $21.66 a month. Its cheapest Toronto 5x5 is $25 a week, or $25 x 52 / 12 = $108.33 a month, so the admin fee alone adds a fifth ($21.66 / $108.33 = 0.20).

SmartStop is the plainest in the set. It discloses a one-time set up fee of $29 and an admin fee of $12/mo covering $5000 insurance on the unit, which is $12 x 12 = $144 a year. Apple says coverage is mandatory and included in your total at checkout. Customers who provide proof of their own insurance within 4 weeks of move-in may opt out. XYZ Storage says it charges no hidden setup fees and prorates rent at both ends (move in on the 11th, pay from the 11th). Public Storage Canada notes that in Toronto, storage unit rates are subject to the Ontario provincial sales tax, so every figure here is pre-tax.

Nothing is published about what happens later

We read every facility page, city page and price page in this set for a rate-increase policy, a cap, a notice period or a fixed-rate guarantee. None of the nine publishes one. The nearest thing is Public Storage Canada's own answer on seasonality:

Rates are often tied to occupancy, so during peak moving seasons when demand is highest, facilities are less likely to offer price drops or discounts.

When an operator argues with its own pages

Self Stor's Etobicoke price page contradicts itself twice on one screen. Its rate table puts a 5x5 at Between $63 and $134 Per Month, while the prose below says small units run from $62 to $207 per month. Its small-unit heading reads Starting at $27 against a paragraph saying a small unit starting at $31.

Public Storage Canada's Toronto cost guide puts a 5x5 at $119 - $294. The floor of that range is not on offer at either Toronto facility we read: 914 Dupont St starts small units from $245, and 24 Jefferson Ave from $179. A guide range is marketing; the facility page is the one you get billed from.

Toronto against the 905

Toronto is dearer on four of the five sizes. The 5x5 is the exception: its cheapest units sit inside the 416 and its dearest sit downtown, the widest spread of any size. Pool all five sizes and the Toronto median is $355.33 against $268.66 in the 905 comparators, or $355.33 / $268.66 = 1.323.

The fairest comparison keeps the operator the same. Apple's Woodbridge 10x10 indoor is $199 / 28 days, or $199 x 13 / 12 = $215.58 a month. Its downtown Toronto 10x10 indoor is $116 / week, or $502.67. Same operator, same size, same indoor climate-controlled description (heated and cooled year-round), and $502.67 / $215.58 = 2.33 times the price.

Floor level costs money too. At Adelaide St W the same 10x10 is $116 / week indoor and $133 / week on the ground floor. That is $502.67 against $576.33 a month for not using a lift.

How to compare two storage quotes

1. Convert both quotes to a monthly figure first. Weekly is x 52 / 12. Every 4 weeks or every 28 days is x 13 / 12.
2. Add the recurring admin fee at the same cadence, then the one-off move-in fee, then tax. An admin fee billed every 4 weeks is 13 charges a year.
3. Ask whether contents coverage is mandatory, and what it costs if your tenant or home policy already covers goods in storage.
4. Get the promotion's end date and the rate that applies the day after it, in writing, before you sign.
5. Check the floor and the access type. Ground floor and drive-up carry a premium at every operator here that prices them separately.
6. Check access hours against how you will actually use the unit.
